  • Call 311
  • Use 311 online
  • Use the 311 mobile app

Pickup usually occurs within one to two weeks after scheduling.

Weekly Trash Pickup

Trash pickup takes place on Fridays.

  • Gray lid: Trash (lid must fully close)
  • Yellow lid: Recycling

If trash does not fit inside the cart, a $2.50 extra trash sticker is required.

  • Maximum of two tagged bags per week
  • Stickers are available at Price Chopper or the HOA office

Notary Services

Notary services are available at the HOA office for Ruskin Heights residents.

Please call 816-761-6050 to schedule an appointment.

Payment Processing Update

A $2.00 convenience fee will now be added to all payments. This fee reflects charges imposed by QuickBooks/Intuit for credit and debit card processing. Annual dues can no longer absorb these costs.

If you have a past-due balance or a lien on your property, please contact the office to discuss payment arrangements:

Neighborhood Code Violations & Property Maintenance

Volunteers will be conducting neighborhood drives to identify code violations. Issues may be reported to both the city and property owners or managers.

Common violations include:

  • Parking vehicles in the yard
  • Unlicensed vehicles
  • Semi cabs or box trucks parked longer than two hours
  • Improper storage of trash, leaf, or lawn bags
  • Tall grass
  • Brush or branch piles
  • Overgrown yards and fence lines

Avoid fines or court appearances by keeping properties clean and maintained.

Rental Properties & Property Management

Ruskin Heights is approximately 68% rental property. Many properties require improved maintenance, including fence lines, tree care, gutters, paint, yard upkeep, and proper trash removal.

Strong property management is essential. Effective property managers ensure issues are addressed promptly and properties are maintained—not just rent collection.

Community Grants & Neighborhood Improvements

Since mid-2024, the HOA has received four grants totaling $64,500.

  • Three grants funded removal of dead trees and limbs, fence-line cleanup, sidewalk clearing, and brush pile removal.
  • The most recent grant supported the Ruskin Heights Tornado Memorial dedication and Hickman Mills Community Day at the Ruskin HS parking lot.

The HOA hopes to host additional community events. Resident involvement is encouraged.
